01Planning ranges by furnace type

Carrier’s 2026 guidance places installed natural-gas furnaces around $3,800–$12,000, while Trane publishes a narrower national range for the models represented in its guide. Use $4,000–$12,000 as a broad gas-furnace planning band rather than a promise. Propane, oil, and electric projects have different equipment, venting, fuel, and operating-cost considerations.

A straightforward same-location replacement can land toward the lower half. High-efficiency vent conversion, gas-line corrections, difficult access, duct or return-air changes, zoning, communicating controls, permits, and a high-cost labor market can move the job upward.

03Efficiency is a household calculation

A higher AFUE furnace can reduce fuel used for the same delivered heat, but the value of the upgrade depends on climate, fuel price, annual heating load, venting cost, time in the home, and the difference between bids. Do not accept a universal payback claim based only on the AFUE labels.

Compare estimated annual fuel use under the same load and rate assumptions. Include maintenance, controls, financing, and any vent or condensate work required by the higher-efficiency design. A more efficient cabinet does not repair leaky ducts or an oversized design.

04Replacing the furnace but keeping the AC

  • Record the age, refrigerant, condition, and warranty status of the connected cooling system.
  • Confirm the new blower can deliver the airflow required by the existing indoor coil and outdoor unit.
  • Ask whether accessing the furnace requires disturbing the coil, drain, flue, or line set.
  • Compare today’s furnace-only price with a coordinated replacement price, but do not replace functioning equipment solely to capture shared labor.
  • Get future compatibility and control limitations in writing.

05Safety and acceptance

Fuel-burning equipment requires qualified installation and verification. The final handoff should cover venting, combustion, gas pressure where applicable, temperature rise, airflow, safeties, condensate management, filter setup, thermostat operation, permits, and documentation.

If a contractor reports a cracked heat exchanger, combustion problem, unsafe vent, or gas issue, ask for the finding and test in writing. Do not continue operating equipment when a qualified professional or utility identifies an immediate safety risk.

Carbon monoxide alarms are a safety layer, not a substitute for correct installation, maintenance, venting, and professional diagnosis.
